The Instruction

Ahead of signing a new lease on a 12,000 sq ft commercial/industrial unit in Dunstable, an incoming tenant instructed Dawes & Co Surveyors to establish a detailed, independent record of the property's condition — a safeguard against future repairing and dilapidations liabilities under the lease.

What We Did

We inspected the accessible internal and external areas of the property, systematically recording the condition of individual building elements and supporting the record with an extensive photographic schedule, prepared for formal attachment to the lease.

Outcome

The tenant entered the lease with a robust, independently verified condition record in place — giving them a clear, agreed reference point to rely on if the landlord later raises repair or dilapidations claims, and reducing their exposure to unsubstantiated ones.

The Instruction

With building works about to begin next door, the owner of a high-end Kensington apartment appointed Dawes & Co Surveyors to record the property's existing condition before works started — protecting both parties against later unsubstantiated damage claims.

What We Did

We carried out a detailed visual inspection of the principal rooms and circulation areas, focusing on ceilings, walls, wall-to-ceiling junctions and relevant finishes, and recorded existing cracks, marks and other visible imperfections with a comprehensive photographic schedule.

Outcome

The client now holds a clear pre-works benchmark: any damage alleged during or after the neighbouring works can be tested against dated, independent evidence — protecting them from inflated claims while giving a fair basis for assessing any genuine ones.

Landlord's Interim Schedule of Dilapidations — Commercial Restaurant

Epsom, Surrey

The Instruction

Dawes & Co Surveyors was appointed by the landlord of an occupied commercial restaurant to prepare an Interim Schedule of Dilapidations, together with a costed financial claim, assessed against the tenant's repairing, decoration and other lease obligations.

What We Did

We reviewed the relevant lease documentation, carried out a detailed site inspection and identified breaches relating to repair, decoration, cleaning and reinstatement — including deteriorated roof coverings and rainwater goods, defective parapets and copings, external cracking and penetrations, and areas of roof requiring significant repair and renewal.

Outcome

The landlord received a fully substantiated Schedule of Dilapidations and costed claim, giving them a structured, defensible basis to pursue the tenant's repairing obligations and the remedial works required.

What We Did

We reviewed the lease and associated documentation, inspected the premises and critically assessed the items and costings in the landlord's Schedule, testing the cost allowances against relevant construction cost information before preparing a formal response.

The tenant received a robust, evidence-based Without Prejudice response for issue to the landlord's surveyor — putting them in a far stronger position to negotiate than if they had accepted the landlord's figures at face value.

College Roof Condition Survey — East London

The Instruction

A large education campus in Tower Hamlets needed a full, coordinated picture of roof condition across multiple flat roof areas, rooflights and a metal-framed glazed atrium — much of it difficult or costly to access by conventional means. Dawes & Co Surveyors was appointed to carry out the assessment.

What We Did

The commission combined visual roof inspections, core sampling to establish roof build-up and condition, drone inspection of inaccessible areas, and high-level access to the glazed atrium. Drone and 3D mapping technology was also used to produce a CAD roof plan for future reference and cost planning.

Outcome

The client received a single, coordinated assessment of roof condition, remaining service life and prioritised maintenance and major works requirements — plus a digital CAD roof plan the estates team can keep using for future repair, replacement and cost planning without repeat survey costs.

Flat Roof Defect Investigation — Commercial Property, West London

Hayes, West London

The Instruction

Dawes & Co Surveyors was instructed on behalf of a commercial landlord, in connection with a request from the landlord's insurers, to investigate the condition of a failing flat roof.

What We Found

Our inspection identified significant deterioration to the roof covering and its abutments. Flashings had become detached in several locations, while widespread blistering, historic patch repairs and areas of spongy roof decking pointed to likely deterioration of the underlying construction.

Our Advice

We recommended stripping the defective covering to expose and assess the roof deck, repairing or replacing defective construction as necessary, installing a new waterproofing system, and renewing the defective flashings and roof abutments.

Outcome

The landlord came away with a clear, evidenced diagnosis and a defined scope of remedial works — giving their insurers a specific technical basis for the claim, rather than an open-ended or disputed repair bill.

Damp & Water Ingress Investigation — Mixed-Use Building

The Instruction

Recurring water ingress across multiple roof areas, together with ongoing damp within the basement of an approximately 1,450 m² mixed-use building, had become a persistent problem. Dawes & Co Surveyors was appointed to independently investigate.

What We Did

Our investigation considered roof coverings, parapets, flashings, penetrations, rainwater goods and internally affected areas. The basement assessment covered moisture distribution, internal finishes, external ground conditions, drainage and plumbing arrangements, ventilation, previous waterproofing works and potential moisture pathways. High-level roof areas were assessed by drone where conventional access was restricted.

Outcome

Rather than jumping to a costly, blanket waterproofing solution, our investigation identified the likely mechanisms of ingress and set out a structured, targeted route to further investigation and remedial works — avoiding premature and potentially unnecessary spend.

Damp Investigation — Residential Apartments, Chelsea

The Instruction

With the source of damp in a Chelsea apartment unclear, Dawes & Co Surveyors was appointed to investigate — extending the inspection into the neighbouring apartments above and below to trace the likely source and extent of moisture migration.

What We Did

The investigation incorporated internal and external inspection, calibrated moisture readings, relative humidity assessment and photographic recording, together with inspection of relevant areas within the adjoining apartments to help establish whether the moisture originated within the subject apartment or elsewhere in the building.

Outcome

Readings and inspection across three apartments let us identify the probable cause with real confidence, giving the client a comprehensive Damp & Defects Report with clear, evidence-based advice on the appropriate next steps — rather than a guess at the source.

5-Year Planned Preventative Maintenance Programme — Residential Portfolio

The Instruction

A property management company overseeing a managed residential property in South West London appointed Dawes & Co Surveyors to carry out a 5-year Planned Preventative Maintenance assessment, to support forward budgeting rather than reactive repairs.

What We Did

We assessed the principal building fabric, including roofs, façades, rainwater goods, windows and doors, balconies and walkways, communal areas, external hardstanding and other elements within the client's maintenance responsibilities. Maintenance requirements were then prioritised and programmed over a 10-year period, with indicative budget allowances to support future expenditure planning.

Outcome

The client came away with a standalone PPM report, full photographic record and a costed, editable maintenance schedule — a practical budgeting and asset-management tool their team could put to immediate use, not just a one-off inspection report.

Major External Redecoration & Repair Project — West London

The Instruction

A residential development in West London needed a substantial programme of external repairs and redecoration — balcony repairs, investigation of rainwater drainage, concrete testing and remedial works to spalled concrete, soffits and parapets — coordinated from specification through to completion. Dawes & Co Surveyors was appointed as Project Manager, Lead Consultant and Contract Administrator.

What We Did

We coordinated the project through pre-contract development and procurement, construction-stage management and contract administration, through to completion and close-out — including development of the works specification, tendering, consultant coordination, site inspections, programme and cost monitoring, snagging and completion procedures.

Outcome

As the client's single professional lead throughout, we kept the circa £250,000–£300,000 project on programme and on specification — giving the client one point of accountability across the technical, procurement and contractual sides of the works, rather than needing to coordinate several separate consultants themselves.

Refurbishment Project — South West London

The Instruction

Dawes & Co Surveyors was appointed as Project Manager, Contract Administrator, Lead Consultant and CDM Principal Designer for a refurbishment project in South West London, covering the full project lifecycle from pre-construction to completion.

What We Did

Our role extended from pre-construction through to completion, including tender review, contractor assessment, programme and methodology review, consultant coordination and contract administration. During construction, we carried out periodic inspections to monitor workmanship, progress and compliance with the agreed specification, together with assessment of contractor valuations, variations and project expenditure.

Outcome

The project moved cleanly through construction and completion — including snagging, Practical Completion, defects monitoring and final account — delivered to specification with costs kept under professional control throughout.

Measured Building & Volume Survey — Planning Application, Barnes

Barnes, Richmond upon Thames

The Instruction

Barnes Common Limited appointed Dawes & Co Surveyors to undertake measured surveys of pavilion buildings at Barnes Common Recreation Ground, in support of a planning application involving their proposed demolition.

What We Did

We carried out detailed external measurements, reconciled to establish the buildings' Gross External Floor Area and Gross External Volume, addressing the buildings' stepped footprints and multiple pitched and hipped roof forms to provide the dimensional information required for the planning application.

Outcome

The client and planning team received a formal Measured Building Survey Report and volume assessment with fully documented measurements and calculations, ready for submission as part of the planning process — removing measurement accuracy as a point of challenge.
